Job Description:As the Maintenance Director, reporting directly to the Executive Director, you will ensure the provision of quality maintenance care in accordance with Federal, State and Local regulations while leading your team in maintaining the building, interior of building and grounds safely, and in exceptional appearance and working condition. Essential Functions:Implement and document preventative maintenance program for community and equipment, as assignedSupervise housekeeping personnel, as required by Community needsMaintain grounds including outside building repair and lawn maintenance in cooperation with the landscaping contractor and garbage removal servicesMaintain all areas inside the building, including offices, to include, but not be limited to: cleaning and shampooing of carpets and furniture, window cleaning, and the maintenance and replacement of vinyl floors.Maintain and oversee repair of facility equipment in order to ensure proper functionTrain team members in use of facility equipment and emergency procedures as requiredPrepare and refurbish apartments for resident move-ins; including painting, carpet laying, replacement of vinyl floors and installation of ceiling fansMaintain fire safety and emergency records and procedures in compliance with regulations and environmental concerns (natural disasters, fires, loss of electricity, plumbing issues, pipe breakages, etc.) as well as distribute material safety data sheets (MSDS)Inspect resident suites for potential problems and hazardsSchedule and/or perform preventative maintenance and keep quality assurance records up-to-date for physical plantPerform janitorial tasks including the reparation and maintenance of equipment and building communitiesTransport residents in company vehicles as scheduledRespond to emergencies outside of normal working schedule as necessaryOther duties as assigned. RequirementsDesired Skills and Experience: Proficient in written and verbal English.Demonstration of ability to establish long-term relationships.Interest in working with the older adult population. Computer experience including thorough knowledge of Word and Excel and ability to use or learn to use database software. Must possess a general knowledge of laws and restrictions regarding Assisted Living care, as well as a solid understanding of opportunities and limits of other levels of care within senior living. Must exhibit and promote a high level of customer service, hospitality, curiosity and friendliness towards all prospects, residents, visitors, employees and the overall community. Ability to travel locally to fulfill job responsibilities.Ability to periodically travel overnight.Ability to work flexible schedules in 24 hour operation including weekends.Preferences:Associates' Degree and 2-5 years of past experience OR accredited maintenance training and 4-6 years of past experience preferredApplicable State licensure, required
