JOB DESCRIPTION SUMMARY

This position is responsible for coordinating the community's marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. The role involves activities related to leasing to new residents, ensuring resident satisfaction during the lease term, and securing lease renewals.

Essential Responsibilities:

  1. Perform all sales and leasing activities to meet community revenue and occupancy goals, including greeting prospects, conducting tours, processing applications, credit and background checks, and facilitating move-in procedures.
  2. Inspect apartments before move-in to ensure they are move-in ready, scheduling repairs as needed with maintenance.
  3. Stay informed about market and competitor conditions, develop marketing plans, and implement policies related to concessions and specials to boost occupancy.
  4. Design and execute marketing activities to attract traffic, including referral programs, employer outreach, internet marketing, and community-specific campaigns.
  5. Use property management software (e.g., OneSite, Yardi) to track availability, record activities, manage data, and analyze demographic information.
  6. Ensure community and show units meet quality standards through daily inspections, maintenance communication, merchandising, and preparing leasing offices.
  7. Follow up with prospects and residents to ensure satisfaction and finalize lease or renewal decisions.
  8. Support lease renewal activities by preparing renewal packages, contacting residents in advance, and ensuring timely signing of renewal documents.
  9. Respond promptly and courteously to resident and owner concerns, taking appropriate action to resolve issues or escalate requests.

Required Licenses or Certifications:

  • All licenses and certifications as required by state and local jurisdictions.
  • Valid driver's license to operate a golf cart on property.

Additional Compensation:

  • Corporate Positions: May be eligible for an annual bonus based on performance.
  • Onsite Property Positions: May participate in weekly, monthly, or quarterly bonus programs.
